2. List Of all permissions from Govt. Department along with the entire proceedings and applications i.e
(a) Construction & Building Permission from a concerned government office (GHMC/HMDA)
(b) Permission of Water Works and Permission of Sewerage from  HMWSSB (Hyderabad Metropolitan Water Supply and Sewerage Board Government of Telangana)
(c) Permission of Electricity from Govt. department i.e. TSSPDCL (The Southern Power Distribution Company of Telangana)
3. “EC” document which is also called the Encumbrance certificate.
4. Sanctioned Plan and the Plant of the Area Constructed which clearly shows (a) Total Area, (b) Carpet Area, and (c) Built-Up Area.
5. If the property is under loan by the bank then another document is required i.e. “Deposit of Title Deed”
6. If the property is purchased from Court Auction, then the Certified order copy of the Hon’ble court is required.
NOTE: — If the nature of Property is UNDER-CONSTRUCTION then a mandatory document is Development Agreement between the Owner and Company/Builder executing the project and construction. It is highly desired to have Brochure exhibiting the total Specifications of Construction & if Project is totally Completed then more 2 documents required (1) Occupancy Certificate & (2) Completion Certificate.
NOTE: — If the nature of Property is ALREADY RESIDING APARTMENT/ FLAT which has been used as a residence then mandatory is the detail check of (1) Utility Bills (2) Water Bills, (3) Electricity Bill (4)Property Tax). It is important to make sure whether foresaid bills are cleared or pending.
